Have you noticed that today’s house prices seem to be stuck in a dilemma of not being able to rise or rent out? Recently, when I was passing through Jinan, the capital of Shandong Province, I made some interesting discoveries that gave me a deeper understanding of this phenomenon.
In the morning, I was walking around Daming Lake and accidentally noticed the hotel prices in the suburbs of Jinan. The price of an ordinary budget hotel fluctuates between 150 and 160 yuan. However, as time goes by, these prices continue to decline, and some even drop to 60 yuan! This price reduction strategy undoubtedly exposed the unoptimistic occupancy rate.
This triggered my thinking: even in an area only a dozen kilometers away from the city center and about 2 kilometers away from the subway station, the occupancy of the apartment has not met expectations. Does this mean that in the current real estate market environment, urban fringe properties are facing a glut problem?
In fact, as I’ve spent the past few years scouring the country looking for unpopular resort areas and cities with excess housing, I’ve discovered that this phenomenon is not uncommon. Especially among those that can be rented for a short period of time, it is extremely difficult to find a house that is young, well-decorated and cheap.
This observation in Jinan further confirmed one of my assumptions: in the current real estate environment, it is indeed easy to rent properties with extremely high cost performance in the urban periphery, suburbs, suburbs and satellite cities. These areas offer spacious and comfortable living environments at a much more reasonable price.
Taking Jinan as an example, the two places I saw along the way - Vanke Tangye Center and Country Garden Phoenix City are typical examples. The rent prices in these places are much lower than in the city center, but the living environment is not bad. Especially Country Garden Phoenix, although its location is relatively remote, it has all kinds of living facilities, giving people a small town-like living atmosphere.
Of course, Jinan’s natural scenery and climate are not particularly outstanding, but at least it proves that my idea is feasible in some areas. So, how many similar cities and communities across the country are waiting for us to discover?
